We also offer a range of house-grade options designed to support the use of our buildings as primary or secondary dwellings.

Contact Your Municipality

  • Find out what your property requirements and regulations are for primary or accessory dwelling units. Is there a minimum square footage requirement for a primary or accessory dwelling? (many municipalities at one time required 1000 square feet, our largest building with engineered drawings is 640 sq feet).  Is there a snow load requirement? (some municipalities require a decrease in truss spacing distance to meet municipal codes).  Is 1” exterior insulation between finished siding and framing a requirement? (some municipalities requires this.  If this is the case, we have the option of just having the building sheeted, customer can then apply insulation and siding separately.)

Let Us Get You Started – Premier House Grade Options

  • Maximize Square Footage.  Customers will often choose our largest building with no porch.  16×40 Lofted Building or 16×40 Non Lofted (will add extra foot of ceiling height a $25 per linear foot upgrade). 
  • Vapour Barrier Upgrade.  Goes between outside siding and exterior walls to meet building code.  $1.75 per sq foot upgrade. 
  • Base, Wall and Ceiling Spray Insulation.  Have your building insulated at our shop!
  • 2×6 Exterior Wall Upgrade. $25 linear foot upgrade, allows home to be finished with space for spray insulation to meet building code. 
  • 2×6 Truss Upgrade. $25 linear foot upgrade, allows home to be finished with space for “hot roof” spray insulation with no air gap to meet specific Tiny Home building code where attic space is not an option. 
  • House Grade Window Upgrade.  We offer 18×23, 2×3, 3×3 house grade window upgrades or you can purchase your own windows and have us do custom cut outs for  your desired window or door sizes. 
  • Build On Site Upgrade (30% Fee On Regular Price).  Some customers choose this option as they are fastening the building to concrete slab or want the Lofted Base model with higher sides.  $2 sq foot refund for no base.  
  • Sheeted exterior finish for customer to do their own siding and exterior insulation.
